We calculate the estimated assessment difference
We compare your assessed value per square foot to the average of comparable properties. If there's a meaningful difference, the data may support a uniformity appeal — and we show you the estimated figures.

Do I need to hire an attorney?
The Board of Review allows homeowners to file directly. TaxedTooMuch provides comparable property data and analysis whether you choose to file on your own or work with a tax attorney or consultant. We are not a law firm, do not file appeals on your behalf, and do not provide legal advice — if you have questions about your specific situation, consult a qualified professional.
What if my appeal is denied?
Appeal outcomes are decided solely by the Cook County Board of Review. If your appeal is denied, we cannot offer a refund — but you can re-file in subsequent years. All sales are final.
How accurate are the estimated figures?
All estimates are mathematical calculations based on public CCAO data and are for informational purposes only. They represent a hypothetical scenario if an appeal were to succeed — actual outcomes vary and are not guaranteed. Always consult a licensed attorney or tax professional.
Is this only for Cook County?
Yes. TaxedTooMuch currently uses Cook County Assessor open data. We plan to expand to other Illinois counties in the future.
When can I file an appeal?
Appeal windows open after your township's reassessment notices are mailed — typically for 30 days. Missing the window means waiting until the next reassessment cycle. Check the Board of Review website for current open townships.
